Sales eased back to 229 (-23%) , while new listings declined 14% to 594 . After last week's rebound, market activity moderated again as we moved into the Canada Day period and the start of summer holidays.

Looking at the past several months, the Fraser Valley market continues to show a remarkably consistent pattern. Buyers remain active but selective, inventory levels remain healthy, and the 5.3% gap between list and sale price has held steady for months. Well-priced homes continue to attract interest, while ambitious pricing is being met with longer days on market.

SURREY, BC – Home prices in the Fraser Valley continued to become more affordable in June, with Benchmark prices now sitting 26 percent below their 2022 peak. Prices edged down another 0.9 percent during the month, reinforcing buyer-friendly conditions despite a sluggish market.

The Fraser Valley Real Estate Board recorded 1,147 sales on its Multiple Listing Service® (MLS®) in June, a two per cent increase from May, but four per cent below the same month last year. After pulling back in May, seller activity levelled off in June, with 3,303 new listings—virtually unchanged from May—but still nine per cent below last year's pace.

“The Fraser Valley spring market has underperformed expectations despite improving affordability and more choice for buyers,” said Ishaq Ismail, Chair of the Fraser Valley Real Estate Board. “Opportunities are clearly there. The question is whether qualified buyers on the sidelines recognize the value available today. For those looking to enter the market or move up, current conditions present a compelling opportunity.”

“Buyers are still holding back despite some improving conditions,” said Baldev Gill, CEO of the Fraser Valley Real Estate Board. “The recent agreement between Build Canada Homes and BC Housing may help add supply and improve access to ownership; however, with details still unclear, it’s difficult to assess the practical impact for buyers.”

Across the Fraser Valley in June, the average number of days to sell a single-family detached home was 37 days, while for a townhome, it was 33 days. Condos took, on average, 38 days to sell.

The composite Benchmark price for a typical Fraser Valley home declined seven per cent year-over-year to $884,800.

MLS® HPI Benchmark Price Activity

Single Family Detached: At $1,350,200, the Benchmark price for an FVREB single-family detached home decreased 1.2 percent compared to May 2026 and decreased 7.7 percent compared to June 2025.
Townhomes: At $764,100, the Benchmark price for an FVREB townhome decreased 0.7 percent compared to May 2026 and decreased 7.3 percent compared to June 2025.
Apartments: At $476,400, the Benchmark price for an FVREB apartment/condo decreased 1.5 percent compared to May 2026 and decreased 9.1 percent compared to June 2025.

SURREY, BC – A modest increase in Fraser Valley home sales in May suggests buyers remain engaged, albeit cautiously, as economic uncertainty continues to temper the pace of the spring market.

The Fraser Valley Real Estate Board recorded 1,124 sales on its Multiple Listing Service® (MLS®) in May, a 0.5 percent increase from April, but five percent below the same month last year. Single-family homes remained the most active segment of the Fraser Valley market in May, generating more sales than townhouses and apartments.

“We’re seeing limited activity from first-time buyers right now, with much of the market being driven by homeowners looking to move up,” said Ishaq Ismail, Chair of the Fraser Valley Real Estate Board. “As prices in the detached segment have become more attainable, buyers with existing equity are finding opportunities to transition into larger homes and market segments that were out of reach just a few years ago.”

Sellers were less active in May, with new listings falling both month-over-month and year-over-year as some homeowners appear to be waiting for stronger market conditions before listing. However, the Fraser Valley continues to offer buyers an abundance of choice, with 10,140 active listings on the market in May, keeping inventory well above historical norms. With a sales-to-active listings ratio of 11 percent in May, the Fraser Valley remains in buyer’s market territory. A balanced market is typically defined by a ratio of 12 to 20 percent. “Many households are understandably approaching major financial decisions with caution right now,” said Baldev Gill, CEO of the Fraser Valley Real Estate Board. “Between economic uncertainty, concerns about job security, and the continued pressure of higher everyday costs, confidence has been slow to recover. At the same time, financially prepared buyers are finding some of the most favourable market conditions we’ve seen in some time.”

Across the Fraser Valley in May, the average number of days to sell a single-family detached home was 35 days, and for a townhome, 37 days. Condos took, on average, 40 days to sell. After two months of gains, the composite Benchmark price for a typical home in the Fraser Valley dipped, down 0.7 percent in May, to $893,300.

MLS® HPI Benchmark Price Activity

Single Family Detached : At $1,366,500 the Benchmark price for an FVREB single-family detached home decreased 0.6 per cent compared to April 2026 and decreased 7.9 per cent compared to May 2025.

Townhomes: At $769,500 the Benchmark price for an FVREB townhome decreased 0.3 per cent compared to April 2026 and decreased 7.6 per cent compared to May 2025.

Apartments : At $483,800, the Benchmark price for an FVREB apartment/condo decreased 1.5 per cent compared to April 2026 and decreased 8.8 percent compared to May 2025.

SURREY, BC – For the first time in more than a year, Fraser Valley home sales recorded a year-over-year increase, with activity also rising month-over-month as the spring market begins to show renewed activity. The Fraser Valley Real Estate Board recorded 1,118 sales on its Multiple Listing Service® (MLS®) in April, an 11 percent increase from March and seven percent above the same month last year.

Sellers continued to enter the spring market, with new listings rising six per cent from March to 3,549 — still above seasonal norms, but lower than this time last year.

“Market activity is picking up as we move through the spring, but overall conditions remain firmly in buyers’ favour,” said Ishaq Ismail, Chair of the Fraser Valley Real Estate Board. “With inventory at healthy levels and housing affordability improving, buyers continue to have the advantage, although confidence remains tempered by ongoing economic uncertainty and persistent market headwinds.”

Overall inventory remains elevated in the Fraser Valley, with 9,816 active listings, up 7 percent from March and 45 percent above the 10-year seasonal average. The Fraser Valley remains in a buyer’s market, with an overall sales-to-active-listings ratio of 11 percent in April. A balanced market is typically defined by a ratio between 12 and 20 percent. “Current conditions are creating a more favourable buying environment than we’ve seen in recent years,” said Baldev Gill, CEO of the Fraser Valley Real Estate Board. “Buyers would be well-advised to consult with a REALTOR® to time their purchases to maximize the benefits of lower home prices while taking advantage of current borrowing costs.”

Across the Fraser Valley in April, the average number of days to sell a single-family detached home was 37 days, while for a townhome it was 32 days. Condos took, on average, 42 days to sell. For the second month in a row, the composite Benchmark price for a typical home in the Fraser Valley increased, up 0.1 percent in April, to $899,200.

MLS® HPI Benchmark Price Activity

Single Family Detached: At $1,374,800, the Benchmark price for an FVREB single-family detached home decreased 0.1 percent compared to March 2026 and decreased 8.8 percent compared to April 2025.

Townhomes: At $771,600, the Benchmark price for an FVREB townhome decreased 0.1 percent compared to March 2026 and decreased 7.4 percent compared to April 2025.

Apartments: At $491,000, the Benchmark price for an FVREB apartment/condo increased 0.4 per cent compared to March 2026 and decreased 8.3 percent compared to April 2025.
