August finished with 872 sales, down about 7% from July and just 2% below August 2025. New listings fell to 2,281, down 10% from July and 16% year-over-year.

 

The key signal is that new supply is falling faster than sales. Buyers remain selective, but with fewer homes coming to market, we’ll be watching to see if that helps tighten conditions as we move into the fall market.
