Sales eased slightly this week, down 6% to 245 , while new listings declined 10% to 660 . Despite the week-to-week dip, the overall market remains steady as we move further into the summer season. Over the past several weeks, we've continued to see buyers remain active but selective. The 7.4% gap between list and sale price suggests buyers still have negotiating power, making realistic pricing more important than ever. The market continues to reward accurate pricing, strong presentation, and patience . Well-priced homes are still attracting interest, while sellers who price ahead of the market are finding buyers less willing to chase. 🧊📉
