Sales eased to 229 (-11%), while new listings declined 12% to 763. Although activity softened this week, the overall story hasn't changed.
Over the past several months, the Fraser Valley market has remained remarkably balanced. Inventory has stayed healthy, buyers continue to be selective, and the
5.4% gap between list and sale price
has remained consistent. Well-priced homes are still attracting interest, while overpriced properties are taking longer to sell.

Sales rebounded sharply this week to 262 (+46%) , while new listings declined 7% to 553 . After two quieter weeks, buyers clearly stepped back into the market, and the gap between original list and sale price narrowed to 5.3% . Looking at the year so far, the pattern remains consistent. Weekly sales have been volatile, but buyers remain selective and price-conscious. The sale-to-list gap has generally stayed in the 5% to 7% range , giving buyers room to negotiate. As we approach September, the question is whether this rebound carries into the fall market.
