Market Pauses After Last Week’s Surge
May 30, 2026
⚠️ After a strong jump in activity last week, the market cooled with
sales down 26%
and
new listings down 14%
.
Looking at the broader trend over the past couple of months, the market continues to move in waves rather than a straight line. Activity rises, pulls back, then rebounds again, while the
sale-to-list gap has stayed remarkably steady around 5%
.
Overall, conditions still point to a balanced market with buyers remaining active, but cautious and price-sensitive.

Sales eased back to 229 (-23%) , while new listings declined 14% to 594 . After last week's rebound, market activity moderated again as we moved into the Canada Day period and the start of summer holidays. Looking at the past several months, the Fraser Valley market continues to show a remarkably consistent pattern. Buyers remain active but selective, inventory levels remain healthy, and the 5.3% gap between list and sale price has held steady for months. Well-priced homes continue to attract interest, while ambitious pricing is being met with longer days on market. The market continues to reward accurate pricing, strong presentation, and realistic expectations , with strategy remaining the key to success for both buyers and sellers. 🧊📉

Sales rebounded to 296 (+22%) , while new listings slipped just 1% to 690 . Buyer activity strengthened this week, even as fewer new properties came to market. Over the past several months, the Fraser Valley market has continued to find its balance. Buyers remain selective, inventory is still providing plenty of choice, and the 5.3% gap between list and sale price has remained remarkably consistent. Well-priced homes continue to attract offers, while overpriced listings are taking longer to sell. The market continues to reward accurate pricing, strong presentation, and patience . This week's increase in sales is encouraging, but the overall trend still points to a balanced market where strategy matters more than ever. 🧊📉
