Market Pauses After Last Week’s Surge
May 30, 2026
⚠️ After a strong jump in activity last week, the market cooled with
sales down 26%
and
new listings down 14%
.
Looking at the broader trend over the past couple of months, the market continues to move in waves rather than a straight line. Activity rises, pulls back, then rebounds again, while the
sale-to-list gap has stayed remarkably steady around 5%
.
Overall, conditions still point to a balanced market with buyers remaining active, but cautious and price-sensitive.

Sales rebounded sharply this week to 262 (+46%) , while new listings declined 7% to 553 . After two quieter weeks, buyers clearly stepped back into the market, and the gap between original list and sale price narrowed to 5.3% . Looking at the year so far, the pattern remains consistent. Weekly sales have been volatile, but buyers remain selective and price-conscious. The sale-to-list gap has generally stayed in the 5% to 7% range , giving buyers room to negotiate. As we approach September, the question is whether this rebound carries into the fall market.
