Sales rebounded sharply this week to 262 (+46%) , while new listings declined 7% to 553 . After two quieter weeks, buyers clearly stepped back into the market, and the gap between original list and sale price narrowed to 5.3% . Looking at the year so far, the pattern remains consistent. Weekly sales have been volatile, but buyers remain selective and price-conscious. The sale-to-list gap has generally stayed in the 5% to 7% range , giving buyers room to negotiate. As we approach September, the question is whether this rebound carries into the fall market.
