Time To Move Up? Fraser Valley Market Update

June 5, 2026

Have detached homes become affordable again?

Not exactly.

However, for many Fraser Valley homeowners looking to move up, this may be one of the best opportunities we've seen in years. In this Fraser Valley Market Update,

I break down the latest sales, inventory, pricing trends, and what they mean for buyers, sellers, and especially move-up buyers looking to make their next move.

You'll learn:

✅   Why detached homes were the strongest-performing segment in May

✅   How today's inventory levels are creating opportunities for buyers

✅   What the latest benchmark prices mean for homeowners

✅   Why move-up buyers are becoming more active

✅   What sellers need to do to succeed in today's market

✅   My thoughts on where the opportunities are right now

The Fraser Valley remains a buyer's market, with more than 10,000 active listings and a sales-to-active listings ratio of just 11%.

If you're thinking about buying, selling, or making a move in Langley or anywhere in the Fraser Valley, this update will help you understand what's happening and what it could mean for your plans.

Sales rebounded sharply this week to 262 (+46%) , while new listings declined 7% to 553 . After two quieter weeks, buyers clearly stepped back into the market, and the gap between original list and sale price narrowed to 5.3% . Looking at the year so far, the pattern remains consistent. Weekly sales have been volatile, but buyers remain selective and price-conscious. The sale-to-list gap has generally stayed in the 5% to 7% range , giving buyers room to negotiate. As we approach September, the question is whether this rebound carries into the fall market.
