🏡 Fraser Valley home prices are becoming more affordable, interest rates have been stable, and buyers have more negotiating power… so why aren’t more buyers making a move?

 

📉 In July, 1,089 properties sold across the Fraser Valley — down 5% from June and 9% from last year.

 

🏘️ Active inventory remained 32% above the 10-year seasonal average, while the sales-to-active listings ratio held at 11% for the second consecutive month.

 

💰 The composite Benchmark price fell to $877,600 — down 0.8% from June and 7.2% year-over-year.

Sales surged to 299 (+78%) this week, while new listings slipped 9% to 543 . The sharp increase follows last week's unusually quiet holiday period and signals that buyers are returning to the market. Looking at the year-to-date trend, the Fraser Valley continues to be a balanced market . Inventory remains healthy, buyers are negotiating, and the 5.6% gap between list and sale price has stayed remarkably consistent. Well-priced homes continue to sell, while properties priced above market are taking longer to attract offers.

SURREY, BC – Fraser Valley home prices continued to edge downward in July, with the composite Benchmark price down 0.8 per cent from June and down seven per cent year-over-year. Despite improving affordability, buyers remained cautious, keeping sales well below typical seasonal levels. The Fraser Valley Real Estate Board recorded 1,089 sales on its Multiple Listing Service® (MLS®) in July, a five per cent decrease from June and nine per cent below the same month last year.

Sales dropped to 168 (-31%) , while new listings eased 9% to 599 , making this the quietest week we've seen in several months. The slowdown reflects the typical summer holiday season, with both buyers and sellers taking a pause. Even so, the market remains balanced. The 6.7% gap between list and sale price shows buyers are still negotiating, while well-priced homes continue to attract interest.🧊📉
