Summer Market Remains Choppy

After last week’s strong rebound, sales fell 29% to 211, while new listings increased 15% to 627. That combination gives buyers more choice and shows the summer market continues to move up and down from week to week.
Looking at the broader trend, buyers remain selective and price-conscious. The 5.4% gap between original list and sale price is right back in the range we’ve seen for much of the year. The message for sellers remains consistent: pricing and presentation matter.

Sales jumped 30% to 225 this week, while new listings increased 10% to 765 . That’s a noticeable improvement in buyer activity, but the continued flow of new listings means buyers still have plenty of choice. Looking at the broader trend, the market remains price-sensitive rather than competitive . The 5.7% gap between original list and sale price is right in the range we’ve seen for much of the year. The fall market is getting busier, but pricing correctly remains key for sellers.

August finished with 872 sales , down about 7% from July and just 2% below August 2025 . New listings fell to 2,281 , down 10% from July and 16% year-over-year . The key signal is that new supply is falling faster than sales . Buyers remain selective, but with fewer homes coming to market, we’ll be watching to see if that helps tighten conditions as we move into the fall market.
